Listing photos can often hide the true condition of the lot of things.Second is like Alecia noted: locals MIGHT know that the area is only going to attract subpar tenants.  

Also you could do both Hospitable and Hostaway as there isn't a true all in one solution that fits everyone needs.

This is a great place to learn, just like everything on the internet just do not believe everything you read and if it seems too good to be true it probably is. 

Last, for your 2nd question, DTI works the same as described above but wanted to clarify that true seller financing, the seller would typically NOT maintain title or name on the mortgage.
