In the last two years, this area has been completely transformed.

There are some exceptions like when you want to sell you homestead to your own a Corp to get the 121 exclusion to transform it as a rental.

It was by far our largest transformation to date.We listed the weekend after Thanksgiving which I still believe diverted some of the interest of our typical buyers but in any event, we were able to secure a buyer’s contract within 2 weeks of listing it.

I ended up putting up a new back fence and added an island in the kitchen.Was a quick project and was a lot of fun to watch transform.

Historically, it got more expensive closer to Canton Square or the water, but that area has transformed in the past 15 years.

I have been here- trust me, it is tough but it transforms you as a landlord.We have an entire anti-eviction statute!
