Over the year I've had to replace tenants, complete repairs, the normal landlord stuff...and now I am facing, what may be, delivering my first 'Notice to Quit'.Because this is a house hack I've installed a separate washer and dryer hookup (about $2k to have the electric ran and water lines installed) and machine (washer/dryer combo that I bought for $120 from a friend) in the basement for the 1st floor tenants to use since my spouse and I bought our own for our first anniversary together in the property, which is also located in the basement.

You may be able to get away with a soap and water scrub of the walls but the ceilings will need to be kiltzed and then painted to remove the yellowing the cigarette/dope smoke usually causes.

As of now they take the 1st month's rent for a new tenant and 7%/mo there after and 25% on the lease anniversary if the tenant renews the lease. 

my buddy has a section 8 rental collecting 1,100 a month...the tenant is responsible for another 100/month...she doesn't pay...he doesn't say anything bc he knows he's still getting 1,100/month guaranteed..section 8, like unemployment should have a time constraint in my opinion...getting section for 30 years, and then having their children do the same thing doesn't reward hard work...it does the opposite...off my soap box--sorry!

(a bad soap-operish drama currently still in progress)A pre-foreclosure 4/2 came up in my courthouse search in '07.  

A lot more maintenance than I anticipated for sure.In my own home (1x per year) and also between tenants at the rental, I wash the walls and ceilings in the bathrooms to keep the soap scum from building up and growing mold on its own. 

I pay all of the utilities, I have cable TV, WiFi, and provide towels, soap, pots, pans, bedding, etc. 

We ended up having to run to the store for dish soap, dish washing detergent....paper towels.

They had a great time and loved the house overall, but she did pick apart a bunch of things.The wall clock in the master was too loud, there was soap scum on the inner overflow drain holes on the sinks, the king bed squeaked, the door to the master was sticking, there was no electric griddle...Actually I really appreciated the feedback and was able to correct most of her critiques.
