You don't go there for a reasonable balance of reliability, speed, communication, and rate, you go there for ONLY rate, rate maxed out at the expense of all the rest, and ONLY for A+++++ paper clients who aren't in a rush.

Each job must stand on its own and the value (price vs. quality vs. speed vs....) must be determined to make sure your goals and expectations are met.

Last, and certainly not least, if you focus on qualitative factors (on top of ROI), there is an opportunity to create value and brand recognition by word of mouth (marketing, and your current tenants telling their friends that you provide a quality product/service). 

You are offering speed and convenience for a lower price.

Once it gets to the point that lawyers, courts, and zoning is involved, you move at the speed of government.....in other words, it flows like molasses. 

If it took a year to get started or a year to build up speed, fine.

Speed to lead is the name of the game right now with all of the competition out there and everybody marketing for deals.

Everyone has broken a law, whether speeding, lied to their parents are partner, whatever.
