The tree keeps growing and producing more fruit(money) over time and you still have the tree which is likely worth more than when you acquired it.You have to make sure it is watered and fertilized and maybe pruned occasionally.

A lot of the time someone successful in the real estate business does not have a TON of spare time to spend educating someone newer so you need to find ways to create value for them in order to build a fruitful relationship 

I live in Florida and the market is nuts.

From the experience I have as a wholesaler I've discussed the % of the deal that my investors look for but what I find is that they're always in search of that unicorn 50%, 60%, or even 70% deal these days when there are so many low hanging fruit ~75% deals that can still bring a really great chunk of change on the back end.

Attempts to get a hold of the buyers haven't been fruitful.
