I would walk in and talk with them in person and get them to put it in writing..lots of heart ache going on right now with those that thought they were going to get Air Bnb only to have the cities come down on them like a ton of bricks.. :)I have a client from the bay area who is buying one in Charelston that has that overlay.. its clear right in the zoing code and the duplex will sell north of 800k because of the income potential.

I agree 100% with the astute investor from Lima/Chandler, Ohio/Arizona/Russia ... this advice will likely cost you extra $$ in short term CapEx savings but save you $$$$ in long term head and heart ache from under funding reserves.

What I found to be extremely helpful is giving the tenant an incentive or a discount if they do automated ACH bank transfers initiated on the 1st every month.
