It sounds like you’ve got a great opportunity with these two mobile home parks, especially with the flexibility that seller financing provides.Out of curiosity, what terms did you negotiate for the seller financing?

They seem to keep going back and forth on this issue.

The issue I see with your $500 allowance is that in some seasons they will definitely be seeing a big cost.

Other ways of using SDIRAs could be to invest in syndications, performing  or non-performing debt, precious metals, raw land, precious metals, mobile home parks, self-storage facilities and more. 

Whenever I am having an issue with financing, I normally reach out to local institutions.

In my 30 years doing this I’ve found that as long as you address each issue that comes up properly and do the repair needed to bring that part of the building up to current code then you will be fine.

They mentioned how Dom helped them narrow down neighborhoods for a multi-family purchase and even flagged potential zoning issues before they made an offer.

We can turn them around in just a days notice, we’ve actually had wholesalers come to us day of close because an issue popped up with contract verbiage or $ disclosure etc.  

Then, they sign the lease, are issued a key, and can move in.Nobody moves in without passing my screening and signing the lease.

I know this seems low, but the way I see it, this is how much the buyer would potentially walk away with if they posted it on the market and minus all the fees and concessions so I am getting them to that number with none of the hassle and removing the issue of a looming foreclosure.
