I WOULD ASK YOU, "DO YOU HVAE A COPY OF THE ORIGINAL P&S" AND " DO YOU HVAE A COPY OF THE ASSIGNMENT"- IDGAS IF THE SELLER WAS UNAWARE OR NOT (ALTHOUGH THEY SHOULD BE AWARE FOR MORAL AND ETHICAL PURPOSES)- IF THERE IS NOTHING IN THE P&S STATING THAT IT CANNOT BE "NOMINATED" IS THE MASS BOARD OF REALTORS NAME DESCRIBING A NON-LICENCED ENTITY (A NOMINEE)...

So I'm curious would you in turn allow them to photograph your drivers licence and text it to whomever?

Or you have a licence yourself in which case you just play the role of pissed off buyers agent that will report the other ones to the state board for sanctions yourself.

Personally my wife is getting her Real Estate Licence and I am getting my Property Management Licence. 

Changing a faucet is plumbing but I'm quite sure a non-licenced handyman could legally do it.

But FYI I've been licences for about 7 years now and have done countless closings as buyer/seller principle 

If they were a true cash buyer that did not have any financing costs and did not list it with an agent on resale (Either have a licence to list themselves, paid for a flat fee listing on MLS or didn't seller via MLS and hoped to even save the buyer commission too) then there is some meat there.However if they are buying with 3pt/12% hard money and need to pay a 5-6% commission on the sale you are down to like $25K before paying any other transaction costs on the buy or sell, any taxes, any utilities or any other holding costs that might be there.  

I drive regularly but I'm Licenced, insured, vehicle is inspected and well maintained.
