If you're looking at 3bed/2bath single-family homes, AirDnA is not capable of comparing countertops, the view out the living room window, quality of landscaping, and a hundred other factors.

New cabinets, and granite counter tops, full bathroom rehab in 2 bathrooms, new windows, new wood sighting on entire outside of home, new wood deck in back yard, new paint and texture job throughout.

I really like this kitchen, especially the LED under-cabinet lighting and the counter tops.

(kept existing kitchen cabinets), but replaced all of the vanities in the bathrooms, and installed granite countertops, luxury plank vinyl through out, new light fixtures, added front landscaping, new toilets, shower, tub, new baseboards, light fixtures, garage door, garage door opener, two tone paint, etc...

Also, completely rehabbed the kitchen which included granite countertops and also completely rehabbed the bathrooms.

While not scientific, a good rule of thumb is if it's a bread-and-butter south city duplex/quad without much 'pizzazz' (think formica countertops, slightly dated kitchen/bath) in a so-so or even decent area - stick to long-term and don't waste your money on the furniture or even slight rehab.

Something that is turnkey (not going through a company, simply buying a place that requires no work) or a property that needs a bit of work (paint which you can do, change out the flooring, countertop, etc). 

Bonus points if you get an under mount sink with a quartz countertop & opt to tile the tub/shower surround instead of installing the usual rental property 1 piece.

I just don't want to start off with installing new floors, cabinets, counter tops, roof etc...I am looking to be more of a passive investor right now.
