Bare minimum is how many years, credit score, & what are the payments in what time frame, like 1 monthly payments or quarterly, etc.

I tried the technique on a deal 2 years ago and the buyer I found barely qualified then pulled out because they were first time buyers with no money - I ended up losing the deal as a result.

You can barely rent a decent little house in my area for that price and Al Pacino is nowhere near!
