We've been sending these for about 30 years and it works great.But...for trying to get properties cheap, we did about 50,000 mail pieces and got zero.So...test the water with maybe 1,000 pieces and see what happens.We do all our direct main in-house with a software we developed with MS Access.

The trick will be finding deals in which the numbers, done well, actually work.Will, I just went over yesterday to our MLS offices here in PDX  to pick up 4 new lock box's for Ms.

I was quite active in MS during Katrina  and I saw two things1. flooded cars.. all sorts of flooded car title and cars on the market at steep discounts..

On a side note though: Office 2007 is a version of MS Office that is better than office 97.

@Jillian Sidoti  there is this thing called the Howry test I learned of it when I went toe to toe with regulators in Oregon.Will leave it at that.. highly suggest you run the model by very good council first. it could be as simple as having Ms Sidoti create a custom PPM for you that incorporates your vision and business model
