The reason is some times church's abuse their power and do not pay the rent and then try to create a public backlash when you need to deal with them.The success of the church is often tied to donations and offerings.Church's also take up lot of parking on the weekends and sometimes during the week depending on how many services they have.If you have a multi-tenant property this could heavily affect the other tenants.

In fact everyone to think about donating a piece of property to your church(or other non-profit cause you believe in) immediately before the sale, the church then sells to your buyer, no taxes to you, church gets all the gain, and while we didn't do it this way, I suppose you could have a mortgage to get paid back your cost.

(Kinda a backwards wholesale I guess, you get the point, only after money from buyer is in escrow do we deed the property over, cause our church isnt in the RE business) I bought a property for 3k sold for 10k, but I get the full value of 10k donation even though I was only out 3k.

(I don't know anything about Navy Federal)You can make a $25 donation to certain charities/organizations and become a member at Navy Federal... so no, it's not just military.They will also (apparently) do cash out refi's/HELOCs as a second position on NOO properties... honestly a bit surprised more investors aren't using them... must be some downside I haven't heard about yet.
