Just make sure the agreement is set up right and meets all legal requirements.

Since you’re looking to refi to a 30 and hold it, you would also want to have a traditional lender also lined up (right now many experienced flippers are struggling to find a refi lender so be careful you don’t end up paying 12% HML and unable to refi).

Typically we have pretty large sites that move, got an 86k sq ft one up right now.

@Dave @Dave Foster or others, we are getting closer to doing what I call 'a chain reaction' purchase if we can line everything up right, but are still in the 'discussion' stages with the sellers as to how things might work.

We have closed for house hackers all over Northern NJ and with a VA it is a bit harder, but it's less competitive now so there are some opportunities out there.My price point is between $300k - $400k, a lot of Morristown seems to be over my budget but there are some that come up right around $400k that may work.

We have great weather, ample land(maybe not in Honolulu but other areas), excellent quality of life and as more and more jobs become remote demand in nine places will go up.  Right

The numbers don't hold up (right now) for ADU valuation and there is tons of inconsistencies across appraisers, lenders, and how the units are built are all contributing factors.
