Real estate is not the stock market and it's called buy & hold and not buy & sell for a reason.I did sell a few properties about 10 years ago when I learned the hard way that going into cheaper neighborhoods was not the right strategy for me, so that was basically a strategy correction and it was necessary, but also costly both in terms of dollars and time.

Really about growing a strong portfolio of solid deals.Now that being said, if you are a high income earner, well qualified, and can't find reasonably good deals: (i) you can connect with a well connected real estate agent for off-market deals; (ii) you might do a very narrow cost-effective cold call or letter writing.

The mortgage would stay under the seller's name.The buyer could then rent out the unit, renovate, etc. to increase cash flow or make more money.But aside from a possible "due on clause" being called by the mortgage company, what's the benefit to the seller?

You just go through the property notifications and file a landlord/tenant complain (or whatever its called in your state) to initiate the eviction process.
