Like others in the post, interest income is portfolio income.What you can do is invest a self directed IRA/roth and put this money into notes.

@Jaren Woeppel , after looking at the available local options, we continue to self-manage although we export a number of tasks, ie. answering the phone.

I unfortunately self financed so my funds are tied up in this one house. 

I am self managing so that's the issue here. 

A lot of people under-estimate how much work is involved with owning real estate, especially if you go the route of self-managing.

I sourced the property off market and secured seller financing, and I also self manage it as an Airbnb host with nothing but 5 star reviews.

So if you are going to be a host that outperforms your competitors and want to get fabulous reviews, there isn’t complete down time if you are self managing at the highest level.
