 I’m on the fence whether my wife and I purchase a rental property to b...

I keep telling her sell them one of our new constructions we don't play the multiple bid game at least they will get something.    

It would be like if you charged slightly below average rent, but had a 4 month non-refundable security deposit, and people didn't notice b/c you could somehow take that security deposit out of their retirement accounts (home equity).It's super tempting just to play the same game they play - tack a couple points on, and focus on the rate and monthly payment. 

They may not win on objection but I would then have to pay attorney fees and the time to continue to play the game of ping pong.I have been down this road a dozen times and in most instances it costs more to fightJust wanted to highlight this as it’s a situation where sometimes tou have to give in to save $

I don't.I just try to learn the rules of the game as best I can and try to play the best hand I can.

If you want to play the swings in the market, then I would advise you to be extremely cautious. 

Everybody has to play the game by the rules.Doing a short sale deal like yours is time consuming, but not difficult.

I don't want to play the CA games people play: buy and HOPE prices go up.

You could play the legal card and try to avoid this, but that may entail problems.
