or you can jump on Pace Morby's free facebook and talk to all those folks who swear they do this .. but it is the blind leading the blind not sure how much actually happens..Also your a prime target for fake lenders IE scammers and Crooks who will tell you they can do it your all approved we just need 500.0o or 1000.00 up front to get to the next level. you pay it they try to bleed you for as much as they can and then ghost you and your out your money.

Im a new investor and I've been running some calculations with the BP calculator and I think I have found some good deals but I do not have the best credit right now (middle 600s) and I do not have the proper funds id be comfortable with, with buying a investment property to try and BRRRR or just upgrade a few items.

In the screen shot you shared it looks like operating cash flow continues to grow at roughly the same pace after the refi which isn't likely to happen on real deals.

Having a 24 month term on the front end will also make my job easier doing the take-out loan when it's time to refinance into permanent debt, because there's room in there for a full year of tax returns to have been done in the middle (if your exit plan is to sell, it'll also make it easier on your buyer who will presumably be willing to pay a higher price if they can get an A-paper good mortgage).Ask for a 24 month term, tell your contractor you want it done in a year (and make it financially worth their while if they can pull it off), internally/mentally plan on 18 months, and I'm putting you on notice now to do your tax returns on time, rather than extending them (don't fight me on this, please just do it).Trying to get a renovation mortgage like this for only 1 point is likely a waste of your time, but if you want to ask, after you've secured the above as a 'done deal,' go for it, can't hurt.
