Goes without saying that this has NOTHING to do with race, gender, or other social status.I actually saw a BP podcast episode where an investor broke down his section-8 investment strategy, and he targets long-term tenants who are lower-income but still keep the home in good shape, pay on time, etc. 

I am NOT looking to be a Cardone type investor with thousands of rental properties, to me that seems like hell and just seems like trading one rat race for another.

My parents live near a horse barn (probably 300 yards away) and the barn manager doesn't keep the place very clean.

To answer your question, the problem here is you put the cart before the horse, very literally.

I could easily just work the regular 40 hrs and be complacent, but I have a vision that one day I will be out of the rate race and have generational wealth to pass on to my 2 kids.

Organic farm/hire the laborHand picked cotton farm/hire the laborIf it's fenced, graze others cows and horses for a fee.Bring in some old "Stuff" to hide behind, and make it a paintball war park.Turn it into a vehicle wrecking/recycling yard.Set up hay bales and make it into an archery park, charge admission.Invest in some folding tables, chairs and tents and advertise it for quinceañera parties and wedding receptions.

Call the listing agent and get info directly from the horse's mouth.
