Their policy changes including price increases, charging for every little thing as an "add-on", complicated GUI and the lack of fixes of known problems (posted by their "community" on a Facebook Group), and super slow ACH deposits (which take 10+ days!)

Tenant shall not allow any sweepings, rubbish, sand, rags, ashes, bones, grease, or other substances to be thrown or deposited therein.

There are some interesting pockets in Broward County in and around Fort Launderdale, but I would start small if you can find something that matches price and location.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I've been doing it since 2015 (including Section 8), and I've yet to have any damage done that exceeded the security deposit.

Now they’re asking for a 10-day, non-refundable $3,000 deposit and earnest money, which makes me hesitant.  

(Which actually matches what really happened...you didn't pay anybody, and you didn't receive any pay for your stay.)In other words, there are no phantom expenses.  

I would sell the properties.4 rental properties over 3 years won't make you much money.Maybe 100 per door per month in cash flow and a matching amount in appreciation.That is $9,600 over a 3 year period assuming you have SFH's.You are improving your ability to make more money in a better position hopefully when you complete your master's degree.You will make that $9,600 working 2 weeks.The sale of the home will hopefully allow you and your wife be stress free for those 3 years helping you make a higher hourly rate.

We'll even be making the deposit for the new rental and potentially paying the first months rent.
