Wanting to add cold calling to my prospecting.

You need to do something soon, by the way because I would imagine Milwaukee is like Cleveland (Which is where most of my rentals are) in that you do NOT want to try to get renters from November through March because of the cold winter months.Either lower that rental price or.........you may not like this.......but advertise on GoSection8 for Section 8 tenants.

I was really on the fence about the insulation because it gets really cold in there during the winter mornings.

That said, MFHs are rare in this area, and usually pretty expensive.I could try squaring that circle by mailing/cold-calling existing MFH owners, taking on a rehab, or buying a DC/Alexandria townhouse and converting it.

What's needed here is a splash of cold water to the face, not rah rah "you can do it" platitudes.

I plan on cold calling around neighborhoods I want to live in to find a great deal.

I would agree that using electric could be an "issue" for tenants because that area gets dumped with snow and pretty cold. 

In addition to sendIng out mailers I want to do some cold calling for some of the more promising leads.

I want to skip trace for cold calling, come to find out after comparing property address and names to what's recorded in the county assessors office; they are different.

I'm going to cold call 100+ landlords in the area and organize an informal meet-up at the local tavern so I can meet a couple dozen landlords and let them know I'm looking to buy some multifamily properties..The downside of this idea is having to syndicate the money between what I can put down and what the local bank will finance.
