How are mechanicals?

I mean this in the sense that if someone called it goes to auto answer with a telepromt that says press 1 for maintenance, 2 for lease and rent and etc... this way the tenant is able to make their voice and problem heard but i don't have to sit and have small talk and constantly stop what im doing to answer a phone call that in all reality shouldn't have been made.

Like many military bases the surrounding town is normally small rinky dink with civilians trying to take advantage of military members (loan sharks, auto dealers, gang members, and drug dealers)  Your properties will probably be relatively stagnant due to it only being a military base. 

This will avoid any 'mechanics lien' surprises. 

I have wanted to buy my own truck for years now but I am not mechanically inclined by any means.

@Jesse Mitchell for the most part mechanicals have little affect on the market value.

For now, the tenants need to know, on the day of close, where to mail their rent (or update their auto-pay), how to make out the check (matches the new bank account) and who will be the property manager, with the contact phone numbers of the property management office or person.

I would suggest trying to learn some of the simple stuff via YouTube or some basic home mechanics books you could get from the local library. 

Update - Allstate was able to quote me $575/year and didn't have to move my auto policy.
