and am wondering if anyone can answer a very small clarifying question that came up when I was checking out the calculator spreadsheets in the bonus content (i.e. the Multifamily Capital Expenditure Budget Algorithm and the Multifamily Repair Budget Algorithm).The end result from the calculators is called the "Moving Baseline Number", which is a term I haven't heard before - can anyone provide any additional context on why it's called that? 

They can still be resort, STR friendly communities, but the homes are typically older and won't likely get the attention from the algorithms that you need to attract potential vacationers. 

As search engines have evolved they have been bettering their crawling and indexing algorithms in ways that try to get away from the generic key word hits.

They each have their own algorithms for determining their particular score or grading value.I am looking for Bad Habits, in all areas...financial, legal, reputation, online presence, and employment.

It is free and pulls the same data that AirDNA does.Like others have mentioned, combining an algorithm with direct research should get you a good idea of what to expect.

I am currently working to plot my bids on properties while obtaining a rating each time in order to crack there algorithm (Actually, its looking pretty linear).

Not sure if that affects the search algorithm but it's worth implementing if you are doing new construction.We've been hosting 1 house for almost two years and only gotten 2-3 specific questions about wheelchair accessibility.We've gotten an expensive guest stay once because the guest's wife needed grab bars in the bathroom so we installed those in one.Grab bars, wheelchair accessible showers and front door are not expensive to build if you're starting from scratch. 

If you do not have a subscription AirDNA will pluck a bunch of "similar" listings in your area and put it through some sort of algorithm and generate the ADR.
