I have since been keeping in contact without pushing her and making her feel pressured.I spoke with the seller again today to try to get the ball rolling and she mentioned her daughter is a realtorand she had her ask a friend that deals in larger MHP whom said the property is worth over $300,000 but stated that because of the size and lack of comps its hard to give an exact amount.I asked her if $300,000 was what she was looking to get for the property and she said she was thinking more like $250,000 as she owns it out right and would rather see someone else benefit from it like her and her husband did.A similar ranch home not even a 15 min walk is under contract for $280,000 currently.

Why would the age matter if all the major systems have been updated, or the lack thereof, is factored into the sales price?

Think of it this way, would you rent a car where the rental agency requires you to cover costs if it mechanically broke down during normal use? 

This lack of sophistication with money leads many to avoid using credit at all and just continuing to operate within their comfort zone.

If they give very little information or the new capital will only add a year or two to the viability of the deal, then I am likely not going to give them more money.The changing or stopping of distributions and calling capital are very stressful and concerning events when you combine it with a lack of information and transparency from the syndicator. 

That is the cleanest way to have properties in an LLC.However, most people that quit claim are doing it because they want the better terms offered by agency loans.

I personally don't want to use them again mainly because of the lack of communication
