I have to agree with @David Barnett, I accumulated around $25k in student loan debt (never graduated) as well as a car loan and credit cards.

How many rentals do you own and how many are you trying to accumulate? 

There is also something in the back of my head that I am not starting soon enough and I am accumulating too much debt in the process of getting a Finance degree.

There's a lot of 'different paths' at this point - am I rolling the extra cash flow into my next deal every time from all accumulated properties?

Being a licensed agent gives you the opportunity accumulate income faster and sooner than a lot of commission based sales.

@Sharon Steenbergen I have just always been weary of getting one I’ve seen a lot of people around me accumulate a lot of debt ,but I know it comes down to jus being responsible and only charging what I am able to pay off.The more I think about it and talk about it I realize my “fear” of credit cards is pretty irrational so I am going to go ahead and apply for one

Near future goal is to get my first deal, but long term plans are to accumulate 10 rental properties by the time I'm 45.
