Hi guys,I currently own a condo townhouse in Kitchener Ontario and was thinking of renovating the basement to become a self sustaining 1 bedroom and adding two doors inside the townhouse to separate the two units.The idea would be that I rent the rest of the condo townhouse (3/1) to a family for about $1300 while I live downstairs (1/1).When I move out in a year or two, I'd like to then rent out the unit that I'm a part of.The condo bylaws do not state anything about an additional suite, and only mentions that there cannot be more than 3 unrelated parties living in the home nor be used for student housing.That said, I'm hoping to get some feedback for this project.Thanks in advance!

Check the Ontario Act to be certain you do not have a similar regulation.Also check the act to see what are your restrictions on raising rent ... her we have the concept of a long term tenant (tenancy >5yrs) which places some additional restrictions on termination of lease and how rents can be raised.I doubt you can ask for a vacant park ... unless you were planning to redevelop the land ... even then, you may have to compensate tenants ... again, read the Ontario residential tenancies legislation.
