Hi everyone,Can anyone recommend a broker or company that specializes in selling new construction and turn-key apartment complexes.

Disclaimer: I can only skim the surface of various highly complex rules I mention below.

Knowing you tile is important, because the cost to install penny tile is different than 12x12 sq, or if you are doing a complex pattern.  

My family member wants to invest in a 24 unit apartment with me so I'm trying to run the numbers.My question:What reasonable terms can I get from my PM once I get a large apartment complex?

I have partial ownership of an apartment complex with several people.

The time it takes to get through the court system I find it may be less expensive. 

These service providers recognize new investors like yourself are unable to articulate the risks they are  protecting against or how this is accomplished which leads to the upsell of complexed entity structures.

I do manage some small apartment complexes and generally there are not too many issues, but not zero.Also, for me as a PM I have fixed costs per unit, so to have 5 listings in 1 house would be cost prohibitive.Just food for thought, good luck!

., one of the many relevant laws is Equal Housing Opportunity (EHO) which forbids discrimination on many bases including - you guessed it - physical disability.If you intend to discriminate against a U.S. citizen who otherwise meets the income requirement you have set up in your business, you'd better be able to defend that action in front of a circuit court judge.By the way: EHO is a Federal statute.

Those costs do not include court fees and publication fees.Also known as Alabama note the borrower does have a redemption period so be careful not to go in and renovate the place during the redemption Period.
