But I've had it happen where I worked on an old Victorian and because we opened up the ceilings, the inspector now wanted us to add a full extra support system for the roof joists (who had been fine for +100 years and used real lumber) just because it was different than what current code requires.

That's 64 more square feet of framing, insulation, drywall, siding, paint, etc.Also, dimensional lumber is produced in two-foot lengths and panel goods are four-foot wide... most efficient use of materials will use wall and floor dimensions that are equally divisible in these increments.The boxes ain't always pretty, but they are more cost effective!

The actual trim is cheap (if you buy at a lumber wholesaler, not big box store) and home builders charge a huge margin so the perceived value is great.We go back and forth on opening walls.

Fire damaged lumber must be removed as simply treating it will likely not do the trick down the road when the fire/ash smell starts penetrating into the home.

The 2 story shed will remain and the chicken coop will be removed, and the upper lot will be completely clear cut (he will be seeing if the local lumber mill will accept the wood for a return).On the inside, the kitchen will need its cabinets and sink replaced, the laminate flooring tore up, and will need all of its appliances.
