Wait until the floors are done, if you don't the house will show terribly, and the pictures will not convince potential tenants to even inquire, not to mention that they can't move in for 2 weeks.

They nickel and dime you something terrible .

There was a TERRIBLE accident at the house, one of the tenants almost died. 

I literally started with nothing, it was terrible, and I had to do everything myself and I still made it through.

Get some ugly sfh fix them up, then sell off the house with the lowest ROI using a 1031 exchange and buy two more ugly homes...wash/rinse/repeat.But look at your market, what is great advice in one area is terrible advice in another.Have fun!

But California is already a tourist state and did well even though the lakers were terrible last year(Kobe fan here).

I've started looking at various properties in my potential areas (although I am a long distance first time investor), and I finally had the conversation to iron out some of the finer points of the financing with my father.He is an experienced, if not terribly savvy investor.
