Hi All, Curious if anyone can suggest a real estate CRM that works best?  I have 2 sales people in my office and 1 tech guy.  I have currently 250 leads but will ramp up to 1000 new leads per month.  Any suggestions? ...

Or do you base terms on down and their credit application?

The listing agreement must include the following:* The agreement's valid date (must be signed within the past 30 days)* Brokerage and agent representing the owner* Signature from both parties entering the agreement* Full property address (including the unit number, if applicable)* Terms stating that you have exclusive permission from the owner to rent/lease the property"The problem is I am not a realtor or broker. 

I tried to find a qualified tenant around May for about a month, I had everything in place (application, rental criteria, lease agreement, background check co., tours, etc) however, many applicants had evictions and poor credit history (low credit score doesn't bother me, but when you have 7-10 credit card and personal loans in default, it's a serious red flag.)

If you understand and know how to use software like Quickbooks you can do your bookkeeping forever on your own if you want to.

Hey Folks, Renting my first ever property via zillow rental tool, just within 1 hour of posting I got an applicant.

I haven’t researched the local NC land banks but I know the ones in GA are more of an “application” process.

Considering the figures of 95% occupancy and $750/night, it's akin to a software business having 2+ customers on a $21,500/month subscription EACH.Unlike software startups, real estate offers "easy" bank loans, so each dollar invested effectively becomes $2-4.

There are a lot of good applications out there, but I use zillow for my rental applications.

Would love to hear what management software the storage professionals are using to manage their units.
