I am assuming this auction is taking place because the mortgagee(s) have died and the loan has not been paid for a while, the bank is forcing the sale, not the pr?

An OZ is a good concept and if you got in early you got some cream. 

My first flip went similar to yours; if I were to go back and do the same project now I would probably shave $15k off the rehab and do it in half the time.

If you had a choice between Chocolate Cake, or Chocolate ice cream, which would you choose? 

I no longer use my Bachelors & Masters and still have the opportunity to enjoy my 20's (and now 30's having just turned 30).
