I think if it is a true relationship they would want you to do the same and lower your debt to income ration by having the lower rate and the commercial banker would want to have you know that you now have a much more stable portfolio with the fixed rate product.

In the long run, I recommend increasing your standards a little to help weed some of these people out.When I process an application, I use a score sheet with different criteria like length of employment, rent-to-income ration, credit score, landlord references, etc.

I got mine down to 2%.A rational number would be one month vacancy per unit per year, or 8%
