It does suck that you were taken advantage of in your pursuit of BRRRRing. however thank you for sharing your experiences for the rest of us to learn from.

There are a lot of people on here that are very experienced and can help you in your pursuit of knowledge. 

Should I wait on this pursuit or should I continue to push forward?

I’m considering putting the pursuit of my first rental purchase on the back burner.I feel I might have a BRRR opportunity with hopefully less risk (meaning without the Buy)My folks have a fairly neglected property in Arnold MD that they’re willing to let me renovate and rent to recoup my cost.

Even these homes now that were in service for 10 years plus they needed to be updated to the latest trends to sell retail.. so on average I put about 15 to 20k into each one to sell it.End of the Day if I had not gotten the special tax treatment these would have been not so great.. recapture is something to deal with as well.. rentals to me are life time pursuit. most don't have any clue as to what its going to take to exit both in rehab and tax liablity ( unless you 1031) but then you have to stay in the rental game.

Business pursuits or business property of an insured.When i was on the phone with their rep i really couldn't get a clear answer, they advertise heavily for landlords, and the rep seemed to imply that rentals are different than business property, but the definition in the document seems to say that multifamilies with more than 2 units would be excluded.Anyone have any experience getting a clear answer from Geico on umbrella coverage for multifamilies? 

Consumer spending has not changed in the last 10 years to even be a blip on an investors radar.people renting homes is not newpeople leasing cars is not newpeople renting movies is not newThe only thing that is new is the media's constant pursuit of more and more sensational headlines, because it doesn't matter if the story is true or not, what matters is that the you clicked on their article.

On the other hand, if you can demonstrate dedication, commitment and a serious pursuit of your goals, the time a mentor spends with you becomes an INVESTMENT in your future.
