Feel free to take or leave my advice, but I think others will agree that, for now, you should focus on maximizing your savings rate, building your credit, paying off any owed debt, and house hack your first deal—just my two cents.

I would recommend starting with them to get grounded if you haven't already. 

Used funds to pay other debt off plus out cash in the side.

I've never been to a pay laundry that didn't take twice as much drying as washing but not 10 times.   

Turnkey might be a good starting point since it requires less hands-on work, though you'll typically pay market prices.

Go to court, judge will hear them out and then ask; "did you pay the rent."

Ask your employer if you can have your pay split up into three deposits, one to investments savings, one to your checking account for personal use on a daily basis, and one to an emergency account you can tap into so you don't have to tap into your investment savings.

On these very forums you hear countless stories of "I lost 5K and can't pay for me medical expenses".
