Tenants use the ACH transfer and it's free for them and me.

As I haven't made that leap into land lording yet, I'm not sure how much "head-ache" I'm willing to put up with. 

Someone may argue they lift weights to get muscles, but the muscles are only a means to an end.

They also include tenant screening and allow tenants to do ach and credit card payments. 

And for your daughter, I would move away from wiring the funds and just do an ACH.

Depending on the software pm software may not have the capability to reconcile bank accounts, print checks, attach documents, ACH payments, track flip and hold expenses, cost segregation, equity partners, your investments, draws and the list goes on. 

Email, venmo, paypal, ach, etc.  

How knows maybe you won't like the head aches involed with it, doing rehab, or managing contractors, screening tenants, dealing with tenants, etc...

I think you'd be better off partnering with someone who has the experience and financial muscle to do this deal and learn from them while getting a piece of the pie.

Typically the payment is processed within 3 business days and it allows you to have the tenant pay the ACH charge ($3) and not accept partial rent payments.
