TurnKey, Buy-and-holds, flips, or maybe long-term rentals?

Hi everyone,I am an out of town Michigan alum that's contemplating buying a SFR/Duplex as an real estate investment in Ann Arbor, preferably close to central campus and/or close to one of the University bus stops. 

Investment Info:Single-family residence buy & hold investment.

I am interested in buying the house and renting it out. 

Most are selling hype to get you to buy their programs by deliberately make it sound easy.Your profile here on BP is blank, so guessing you are a "newbie"?

I have been consuming as much education/reading regarding out of state investing as I can as well as literature regarding buying larger buildings (not quite the syndication level) although I have been reading that material as well to digest.

Subsequently I ended up buying property in 8 states, and a couple weeks ago bought 5 properties in 5 days in 3 states.

The 45 days identification time sometimes presents a challenge and if you dont give yourself a little wiggle room you might end up buying something you dont necessarily want/like. 

Knowing what to budget for when buying a home may feel intimidating — but it doesn’t have to be.
