If you're living in a unit in the building, it would be extremely difficult if not impossible to evict an additional unit as an Owner Move-In (OMI).

But that's seems close to impossible.

Not to sound harsh, but beating the market over an extended time period is next to impossible.

It is almost impossible to dictate which tenant does what (unless there are two driveways, etc) so all of this falls on the LL and costs you money and TIME! 

That being said, I think what you are asking is not impossible, but it is going to be extremely difficult to attain given your present situation.Think about it.

I have some multiplex properties that are virtually impossible to tell that they are not SFR (I use "virtually" because they are on single water meter so if you realize that some units do not have water meters you can determine that they are not SFR).
