She means well, but she is frequently paying late fees on late rent and I could not just send her a bill for $376.50 and expect her to be able pay it.I hope that adds some clarity to the situation.Thank you!

Other areas to look at would be near Siesta Key, Long Boat Key, etc... they are nice areas with frequent vacationers

This leads to frequent move-outs and escalating costs of ownership.  5% for maintenance and 5% for vacancy do not even come close to covering these costs.When companies are competing to see who can race to the bottom first (lowering prices and selling property cheaper and cheaper) they have to cut somewhere in order to make a profit.

There's a bunch of guys who can close all cash and their names pop up frequently in any market. 2) The Golden Deal. 

Thank you for your time,MoosaHi Moosa,I'm in the same boat in determining that now as we've been priced out here in South Florida (currently have 3 properties - a house hack duplex, a long term and a short term vacation rental) I'm also starting my education on that with David Greene's "Long Distance Real Estate Investing" which is referenced on BP quite frequently, so that's probably a great first step. 

I also frequent the properties to check up on the property and sometimes they allow me to go in and check out their apartments as well.

HML - You have a challenge here:  If you are looking for hard money to purchase with the goal of refinancing, you will (frequently) need to show that you can refinance.
