I have individual spreadsheets for each property that I used in my initial analysis for purchasing the asset of course, but I'd love to see everything all together now with real-time numbers.Where can I find something like this?

It would be less complicated if you helped her find a starter home, gifted a portion of the down payment if needed and allowed her to own something without strings. 

I'm open to deals that need rehab but I'd rather find something that's up and running and that may only need minor fixes or rent increases.Do you have any property like what I'm looking for?

Its hard to find deals unless you are connected, advertise a lot, cold call a lot, knock a lot, and/or work very hard at it. 

How would you suggest going about finding a deal and managing it out of state.

I'm ready to learn and eager to find/team with an experienced mentor in the Metro Detroit area.  

I think it helps flippers as it is easy to find the purchase pricesp versus selling price.
