@Patrick Goswitz My sub contractors mark up the materials they purchase anywhere from 50-200% and charge me the extra.

Is the garage big enough to have a full queen bed in there with some furniture for an extra sleeping area.I would also add the PS5 or maybe a Switch or Wii?

Just ask for a raise at work or sell a product to make some extra cash flow.   

So, I feel as though I am speaking from experience, that paying a little extra and going with a stellar sales team was more than worth it than trying to sell it ourselves out of area.

Marginal views are more of an amenity, but with an incredible view, people are willing to pay extra and they are looking specifically for that epic view experience.
