Appreciate if anyone can provide a rundown of costs to expect with this type of transaction?

Panicking sellers may temporarily drive prices lower, but stabilization is expected.

I'd take a trip down to persuade him but then I would be the one in trouble for expecting the idiot to actually be a man and hold his end of a deal. 

So my expected return from buying MSFT, FB, etc. is the same as what I expect to make in real estate. 

I advertise the houses that way, even if there's an appliance or two that the previous owner has left in them and I don't mention them so that the people coming aren't (or shouldn't be) expecting to find them. 

I noticed you have a broken recliner and several bags/boxes of trash in the back yard for several weeks.

I don't think it's expected nor do I think it will get you extra business or higher rated reviews.

I am expecting my two units to probably not rent for a bit.

Why fix it if it's not broken, right?

My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth.
