In the end, if your going to sell the property soon, then the refi might not make sense.

I understand there is a lot more that goes into this process but I'm just curious if it makes sense from the most basic viewpoint for starters, thanks for your input! 

If your ultimate goal is to buy and hold long term I think it would make sense to pursue that strategy and try and make it work.

Since 1031 is tax deferral, I assume the gain is calculated with the likely substantially lower basis from the pre 1031 property acquisition + additional cost over the years.And yes, recapture all depreciation ( on both prop before and after 1031) make sense.
