You can continue to operate and if there is no fire and no decks collapse you are fine. 

Do you have short-term capital to continue to invest in your next deal? 

Do we want every phone call going to a designated person and they can contact our handyman etc - OR - do we want to continue taking these calls?

Ironically, platforms designed for real estate (Zillow, Apartments.com, Rentler, etc.) produce very few tenants for me, compared to FB Marketplace (and I also find a lot of their functionality to be user un-friendly, from the landlord side). ...you'd think that platforms custom-made for real estate would make the process a snap for landlords, but it takes me a lot longer to post and manage rental listings on Zillow or Rentler than it did on Craigslist.

Assisted living has historically outperformed most other real estate classes, have maintained incredible occupancy rates (despite the COVID blip), and continue strong rent growth.

Guys take it for payment so it functions like a currency I guess.  

I'm trying to decide the smart investment decision - continue renting it out at a lower rental rate OR selling it and trying to find a potentially better performing asset to re-invest those funds in.  

I’m at a stage where I’ve built a small portfolio and now I need partners/investors in order to continue my rate of growth. 

Also if you are an investor looking in Vegas-be very cautious-plenty are selling as “functional STR”- leading ppl to believe that the license can be transferred-IT CANNOT.
