ONe of the big wholesaler jumped on another thread offering to go drive by and made the comment  ( hey I probably sold them the house)  OK so wholesaler makes moneycontractor makes money.. don't think oceanpointe was doing this a charity someone had to own these and want the owner profit.. then you have the marketing company and you and I know what they make.So you add that all up and there is not enough gross revenue to feed all the mouths.. so what gets done is you buy the worse hood rats for next to nothing.. market them like they are top shelf investments.. sell them to a bunch of newer or newbie investors who don't know what they don't know but because you have this huge social media presence they are inclined to trust you. 

The lower pressure in the hallway (assuming this exists because of the presence of an air return) should pull colder air from the floor of the room into the warmer hallway and allow more air flow through the supply in the cold room.

My apologies for this but philosophically speaking, only the insecure companies that lack performance would get upset and their panties in a tangle over my post lolFacts are factsPoor online presence with amateur websites.Poor online reviews from landlords and tenants.Even jail time for committing government fraud.Toledo has seen quite a bit of these shady operations over the years and is notoriously known for some bad actors.For example, just going through a scenario now where a landlord is transferring 10 properties to us from an "established" PM in town and they are providing us with wrong tenant info and aren't paying monies owed to the landlord...And these guys are "born and bread" locally and have been in the PM business much longer than us.Off the top of my head I know of 4 such PM companies in Toledo.When someone wants to leave our PM company, we happily and quickly abide to any request made.If you can find and do better elsewhere, who am I to stop it.I have the same mindset not just in business but in personal relationships.Not saying all are incompetent and I believe the newcomers to be genuine.But standing the test of time will tell.Here is to a great 2023 for all 🙏Wishing everyone much success

Your right having a great POD cast or TV presence is influencing people and giving them a total false sense of security..

One of the problems that exists in Cleveland is the presence of absentee owners who are focused solely on ROI.

Easy to access the money and they have a good presence in Delaware and Chester county.

Also a presence in person enables you to buy off market deals.My mentor has taught me this and he has over 30 multi family’s in California.

To start, wholesaling or ANY business... is with an online presence... and credibility.So you get a solid domain name, and build yourself a solid website.

You would have to force it, ... like by asking them to visit your social media accounts.Instead, if you did PPC, Facebook ads, SEO, Content building, Build a Website with that money, your traffic is pretty much forced to see your web-presence, your authority, your professionalism (if your website is awesome) ON TOP of reaching people asking them if they want to sell... in fact with these venues you don't even need to ask them if they want to sell their house.
