Fix gutters, extend  gutters at least 10 ft haul in dirt around foundation if needed the best soil for a foundation is a heavy clay type  , cut back trees if needed .

They just simply can't care as much as owner wants. 

We have cable or YouTube TV.Can't be cheap on this.We even advertise if someone else isn't offering cable channels what else are they cutting corners on?

To be honest no one we showed the house to seemed to care. wow 8k for a waterline.. 

There are some dogs that just have to be on the couch so these cut way down on dog hairs.We provide dog bowls for water and food along with an absorbent mat.Last up we have a small Bissel hand cleaner for accidents.

She said she could care less because they were original.So different Inspectors have different concerns......

To be fair, I'm not saying the Midwest is a bad market but you have to be really careful where and what you buy. 

You can also ask the title company to offeer a "lean Fee Sheet" meaning "Cut the fat" and reduce the BS fee's.
