And a 'bonus' on top of that for anything over the $25k.....I don't see anything wrong with it but mine is just a surface view - I don't have my realtors license to know what's legal and what isn't.

If all the tenants have been in place for less than two year, you know that you will experience a decent turnover rate, and consider anything over a year to be bonus. 

They may give you a percentage of every referral you give them or bonuses, but again it depends on the broker. 

@Paul Allen: This is the sum of some bonus payment, plus my money in Wealthfront account which I exited, and some Vanguard muni-bonds I cashed out due to fed rate hikes resulting in negative returns in bonds.

If you don’t need it then you have a bonus for Cash Flow.
