Recommendations before I start cold-calling?

Lenders say they do this and do that for a living but at the end of the day, cold hard cash is cold hard cash, is there a cold hard end?

Then follow that up with offers in the mail, the cold call...RE...is all about engineering processes...test, adjust, implement, repeat

I am not 100% on how accurate this service is as of yet, but it seems to be much better than CoStar in this niche.I have been cold calling MFU owners for 3 years now and Reonomy seems to be the most promising option I have found thus far.

Bandit signs, door knocking and cold calling craigslist/zillow fsbo's are great ways to get started for cheap. 

@Mathew Wray  all though I do think Bend you have to be cautious there are no real jobs there and its heavily dependant on CA and Portland retirees who for some reason think its a great place to live :)  too cold for me.. and to remote.

By far the best learning experience in this numbers game, while you are getting licensed, is driving for dollars, knocking on doors, and cold calling.

So I didn’t care about sleeping on plywood, taking cold showers, and eating sliced meat sandwiches.

I already paid $1000 to one guy who left with the ac running cold but one week later it no longer made the place cold.

YOu cold have a loan at 50% of ARV on some properties and still not get it to cash flow.
