I have seen on dozens and dozens of occasions where someone goes to a local attorney who may have done a handful of such arrangements and they are hugely disappointed and then end up coming to us for help.  

I have needed to use the hired help on occasion and it hurts the wallet. 

On multiple occasions I acted as your agent, without asking for compensation, to arrange and be available for repairs, treatments, and nuisance pest removal.

There's clearly a correlation (just like there is a correlation between ice cream sales and swimming pool deaths).What I said there was no indication of a causation effect, which is true based on the information you provided.I've tried on multiple occasions to explain to you the difference between correlation and causation, but you either don't get it or are ignore it.

There are occasions when something is done to fix a problem, but either creates a new problem, or did not actually solve the original problem.If any new work is required, you may think about finding your own contractor to do it, or let the PM know that you will be paying the contractor directly.
