I currently have one rental property (in the middle of buying my second right now), and have some questions about bookkeeping.

Get a title company/lawyer/real estate agency involved to hold it as an 3rd party.I don't know if I'd be 100% sketched out at this point, but I'd start putting time limits on them.A lot of people are VERY bad book keepers and have terrible organization.

Tenants can apply and make payments on line, software sends out notices for late pays, online leasing, bookkeeping, etc.  

When you are running something as big as this how does book keeping work?

Medi-Cal and DHCS are FAR from detailed in their bookkeeping and what they can and cannot recover from a decedent's estate.
