Plus a Tax Accountant can be invited to it and they would be able to look at all the details.I set my clients up with a Box account, it is free for the first 10 GB, and allows them to scan receipts into the folder, sign pdfs from it, and other various document tasks to make it easy for them.

You need to create a relationship with them and dial in your buy box; otherwise just getting on an email blast list only yields you what was already passed over by the VIP buyers.

Unrepresented buyers often get screwed royally without even realizing it in my experience, as they don't know how every box on the contract either benefits them or the seller, and which box do you think the listing agent is going to check?

From multiple discussions I've had and reading posts here, I think I also want to form a 5th LLC to act as a management company, so that I can have one business account and credit card to collect all rent and pay all the overhead and expenses (paying for meals, PO box, RE licensing fees, etc).

The strange thing though, is that the MLS shows the home to be 1,895 sq ft even though the sunroom is heated and cooled, and attached to the house securely, with windows (this sunroom is an amazing add-on and in great alignment with the rest of the home compared to other sunroom mods I’ve seen).

I'd recommend not trying to find land buyers and work on building relationships with developers and understanding their buy box in your market. most markets have 20 developers or less if you are in a Tier 2 city which I'm guessing you are. no market in Denver is tier 1
