You only achieve the limited liability protection if the LLC “owns” it...In my layman’s opinion, this whole ‘buy personally then quit claim’ methodology is a complete mess.

The IRS' preferred methodology is a quality engineering-based study.

Just because hair is found inside a clogged drain the clog is not the tenant's fault when they rent a unit with ancient plumbing that was 99% clogged the day they moved in. the poor drainage system snags the hair and there is nothing the poor tenant can do to prevent the drain from clogging.

The methodology of how we'd install the infrastructure is the same as an RV or mobile home park.
